We research recent comparable sales in your neighborhood, review active competition, and look at local market trends. Then we walk through the numbers together so you can see exactly how we'd price your home — and what you'd walk away with.

We prep and launch your listing

Professional photographer, MLS listing, Zillow, Redfin, Realtor.com, social media, open houses — the works. We make sure your home looks its best and gets in front of as many buyers as possible.

Showings happen, review offers, negotiate

We coordinate every showing, collect feedback, and keep you in the loop. When offers come in, we sit down together, review the details, and negotiate to get you the best price and terms.

A quick guide to today's commissions

Our 1% listing fee — the seller side

This is what you pay us to represent you as the seller. It covers everything — marketing, showings, negotiation, and closing. Most brokerages charge 2.5-3% for this same work. We charge 1%.

What about the buyer's agent?

Since the 2024 NAR settlement, buyer-agent compensation is no longer shown on MLS and is fully negotiable. Buyers now sign agreements with their agents before touring homes. As your listing broker, we'll help you figure out what buyer-agent compensation makes sense for your market. It's separate from our 1%, and we'll make sure you understand how it all works.

So what will I actually pay?

Your total cost = our 1% listing fee + whatever buyer-agent compensation you decide to offer (if any). We'll run the numbers for your specific home using our seller net sheet calculator so you know exactly what to expect — no surprises.

Questions we hear all the time

What does the 1% listing fee cover?

Everything. Professional photos, MLS listing, syndication to every major site, open houses, showings, offer negotiation, inspection management, and closing coordination. The 1% is your listing commission — the fee you pay us to represent you as the seller. Nothing is left out.

What about the buyer's agent commission?

Great question. Since the 2024 NAR settlement, buyer-agent compensation is no longer displayed on MLS and is fully negotiable. We'll advise you on what makes sense for your market so your home stays competitive. It's separate from our 1%, and we'll walk you through exactly how it works.

How can you charge 1% and still do all of this?

We run a lean operation — no fancy offices, no layers of management. We use smart technology to stay efficient, and we'd rather help more families at a fair price than charge a few clients a fortune. Our managing broker has 20+ years of experience, so you're not getting a discount on quality — just a smarter way of doing business.

Is there a minimum fee?

Let's talk about your specific situation. Our 1% commission applies to standard residential sales in our service area, but every home is a little different. We'll be completely upfront about what things cost before you commit to anything.

What if my home doesn't sell?

We don't just list and wait. If your home isn't getting the activity we expect, we'll come to you with a plan — whether that means adjusting the price, refreshing the marketing, or exploring staging options. Our job is to get you to the closing table, and we take that seriously.

Do you help buyers too?

Absolutely. We offer the same hands-on service and transparency for buyers. When we talk, we'll explain how buyer-agent compensation works today and what to expect through the whole process.
